BIM enabled Code Check - FIATECH Leading the way


The Fiatech Regulatroy Streamlining committee hith this one out of the park!

BIM enabled code compliance represents immediate ROI on BIM for users, owners and taxpayers alike.  Code checking and code compliance - bottlenecks on every project - may be automated in the very near future.  Now if we can just get the County Recorder's offices to abandon microfiche for PDFs or, better yet, fully functional web-based digital filings, we will see some real progress.

Game Changer Enables Automated Code Checking For BIM
Austin, TX, March 21, 2012 — The Fiatech Regulatory Streamlining Committee has completed the first phase of its AutoCodes Project Proof-of-Concept (POC) effort, which demonstrates the ability to apply automated code checking technology to Building Information Models (BIM). This project was launched in response to the fundamental need for greater consistency, efficiency and speed within the building code review and approval process.

Owners, architects, contractors and building regulatory personnel recognize that regulatory code compliance is a challenging, costly and time consuming requirement in the design and construction process. The introduction and adoption of BIM in the architecture, engineering and construction (AEC) industry has accelerated both the ability and the necessity to transform the building regulatory process to keep pace with economic demands. In short, the development and construction plan review process is a persistent bottleneck, severely impacting business development. This fact has been acknowledged at the highest levels of government as a cause for concern regarding the economic recovery in the U.S. and the ability to compete in the global marketplace.

In January 2012, the AutoCodes Project Team completed Phase I, an initial POC to demonstrate the use of automated code check technology. The project team focused on accessibility and egress provisions of the International Code Council (ICC) International Building Code (2009, chapters 10-11). The project team collaborated with the ICC, Fiatech members and 14 Authorities Having Jurisdiction (AHJs) for code compliance.

The AutoCodes Project: Phase I, Proof-of-Concept Final Report is available for download here. The team also created a video, produced by Target, that outlines the issues and challenges faced by not having automated code checking and illustrates the benefits that can be obtained.

The final report summarizes all Phase I activities, including assumptions made, methodologies followed and project team findings. Among those are: 
  • Review inconsistency is the norm, not the exception. 
  • Model creation best practices development is a critical consideration. 
  • Education and information, on a global scale, is essential.
  • As an AEC methodology, BIM needs to be inclusive—AHJs must be part of the BIM ecosystem.
A panel discussion on the AutoCodes Project will be held on Tuesday, April 3, at the Fiatech Technology Conference & Showcase at Doral in Miami, Florida.

IPD Procurement Programs



Institutional owners interested in BIM enabled infrastructure and IPD & BIM Solutions generally would benefit from sponsoring an IPD & BIM Solutions Series and putting IPD Procurement Programs in place.  The concept of an IPD & BIM Solutions series is gaining traction in western Canada and something similar would work well in Ireland and the UK where the UK government's call for 2nd level BIM as a deliverable by 2016 has lit a fire under the industry.

If governmental entities in the US, the UK, Canada and Ireland - along with the national organizations representing architects, engineers, surveyors, general contractors, trade contractors and key suppliers in those countries - jointly announced an IPD & BIM Solutions Series, and shared the cost of underwriting fees and expenses private firms from all over the world would leap at the chance to sponsor and participate in the collaborative workshops associated with the series.

A combination of webinars followed by live workshops would reach the broadest audience and be the most effective.  Integrated teams need to learn to deliver IPD & BIM Solutions at the project level, like-minded firms in the industry need to learn to form effective strategic alliances pursuant to which they can deliver IPD & BIM Solutions and owners need to develop IPD Procurement Programs that enable them to procure BIM enabled infrastructure.  

Collaborative Construction has three programs designed to achieve those goals. The IPD in 3D Program supports integrated teams on specific projects, the BUILT Program supports those interested in strategic alliances that reach beyond a single project and the IPD Procurement Program helps institutional owners procure BIM enabled infrastructure from integrated BIM enabled teams capable of operating in an IPD environment.

An IPD & BIM Solutions Series that offered the built industry the opportunity to learn about and deploy those tools would benefit the industry as a whole and would be well attended, especially if sponsored by institutional owners - both public and private - and the national organizations that represent service providers in the built industry.

National BIM Library


I've been pressing manufacturers to produce BIM objects that can be used in a BIM library for some time now.  It looks like the our friends across the pond have been busy laying the ground work for a National BIM Library and they have now launched it.  Very cool!

The National BIM (Building Information Modelling) Library, developed and managed by NBS for the UK construction industry, is a free of charge online resource enabling construction professionals to locate and download generic and proprietary BIM objects.

Liar Liar pants on fire!


My former boss in Wyoming, an old school lawyer who did everything by the book, added a footnote to a demand letter I wrote to an insurance company that had wrongfully denied our client's claim.  I nearly fell out of my chair when I read it it.  The footnote he penned read, "Liar liar pants of fire!"

I had used some euphemism for liar in the main text, but he wanted the insurance company - and their lawyers - to know, in no uncertain terms, the jig was up and we were going to hold them accountable.

Firms engaged in IPD and BIM washing, that is fudging the facts regarding their ability to operate in an IPD and BIM environment are being ferreted out these days by diligent owners and others in the built industry who are no longer accepting claims of competence at face value.

I'll write a separate post later today detailing my thoughts on how best to deal with this.

Advance in battery tech?


If advances of the kind described in the article linked below compete in the energy market then renewable energy resources become more viable.  As an advocate of sustainable solutions news like this encourages me.

That said, battery technology and renewable energy production has a long way to go before it can compete with variable production of electricity achieved in power plants fired by fossil fuels and nuclear reactions.

Meanwhile, cheap clean affordable energy helps billions of people scramble out of poverty and all advances in energy technology need to compete on the open market.

You must measure it to manage it!


I commented on a Return on Investment type question in the BIM Expert Group on LinkedIn and I thought readers would benefit from the exchange.  Below is a copy of my comment and a link to the discussion.


I have a presentation called ROI to the X Power of IPD & BIM in which I cite a lot of these studies and reference many testimonials.  The reason we lack concrete data on the impact of IPD & BIM - and you need IPD to wring the most value out of BIM - is the disjointed and fragmented nature of the built industry.  Owners have never demanded delivery of infrastructure from integrated teams.  Owners always accepted piecemeal delivery of bits and parts.  The fragmented nature of the services provided by built industry professionals begins in the planning and site selection stage and flows through to operations and maintenance.  Owners have file cabinets full of worthless paper reports nobody every reads or reviews - unless a construction dispute arises and then lawyers billing $300 an hour read them in detail! - and the paper relates to a thousand different aspects of the project.

Until owners demand fully functional digital assets with which to operate, manage and maintain their facilities the industry will continue to deliver bits and pieces of data related to the project in a piecemeal fashion.  Until THAT happens there will be very little incentive for the built industry to track the metrics that matter to one calculate the ROI on IPD & BIM.  And if you don't MEASURE it you cannot MANAGE it.  The built industry does not MEASURE efficiency because too many in the industry have business models that take advantage of inefficiency to turn a profit.

Again, until owners demand VALUE and they recognize IPD & BIM enable them to extract more VALUE from the infrastructure they procure, operate and maintain we will continue searching for metrics that matter in a piecemeal fashion.

You can compare big picture items like cost per square foot, whether the project was on time and on budget and the number of RFIs etc. and compare BIM enabled jobs to non-BIM enabled jobs.  But that is a crude measuring devise and much of the data is self-reported and thus, too often, self-serving.  The key is to identify metrics that MATTER in advance and MEASURE those metrics over time across multiple projects.  Only a large institutional owner can do this as the smaller bit players in the industry lack access to the critical data streams and critical points in time.

I've been advising institutional owners for several years now to modify their procurement methods and to track data of this kind.  A few are beginning to pay attention but not enough.  The IPD Procurement Program I authored for AUGIWorld Magazine this month addresses the need for new procurement methods. Wicked Solutions - Procurement and Finances



The Wicked Series in AUGIWorld Magazine continues in March and April with articles addressing IPD Procurement Programs and Wicked Financial Solutions.   The procurement article will appear in the March issue and the financial solutions article will appear in the April issue.

The IPD Procurement Program article should be of particular interest to public owners and large institutional owners in the private sector looking for ways to procure BIM enabled infrastructure from integrated teams.  The article argues owners need to reach out to their partners in built industry to determine what BIM deliverables are necessary at each stage of a project to ensure the owner receives a fully BIM enabled piece of infrastructure at the end of the day.

The Wicked Financial Solutions article is introductory in nature and will be followed by a series of more substantive articles that address the role of lenders, insurers and sureties in the procurement process.  This article briefly touches on the importance of the role each stakeholder in the financial picture plays, but does not delve into the details.  In future articles we will explore these issues in more detail.  Public private partnerships (P3s) and public projects involving public bonds as all or a portion of the financing mechanism represent two novel and complex funding mechanisms that need more attention in the future.

Adjusting the Compensation Model


Crafting an incentive based compensation mechanism, tied to metrics that matter to the owner, is a critical step in negotiating an integrated agreement that works for the owner, designer and contractor.  The article linked below mentions the concept of Value-Based Design fees but fails to explore the topic in depth.  The topic is very important.  If your team is struggling with issues related to the need to adjust the compensation mechanisms on your project it might be worthwhile to schedule a collaborative workshop to explore the issue in detail.  If anyone is interested in having Collaborative Construction help don't hesitate to call.

If the value-added approach is used, then the base fee can be lower and the upside can be higher. Smart clients will understand that it’s in their best economic interest for the design team to hit as many of the value targets as possible. One of the biggest advantages of this new approach is that it invites a full dialogue between the owner and the architect at the very beginning of the job, so each party fully understands what really matters most to the project. This alignment of interests creates both synergy and leverage, which makes for a richer design process and a better outcome for all concerned. 
The "full dialogue" actually needs to include the GC / CM / Trade Contractors / Suppliers and others as well, but at least leaders in the design community are thinking about a path forward.

Buildings that Repair Themselves?


The article / interview linked below explores the concept of future generation building materials that have the capacity to repair themselves.  I've advocated taking that concept to the next level and utilizing advanced materials to enable buildings to "dissolve" or otherwise self-demolish in an environmentally friendly way.  The other possibility, which is likely to be available sooner than either of those sci-fi concepts is the use of modules to build, ala Legos.

Currently, the best our architecture can be is carbon-neutral. You are looking to nature to go one step further? 
If we change our world view from being centred on machines to being centred on ecology, it starts to become a lot easier to imagine what kinds of technology might complement this approach. The natural world is full of examples: algae technology, the use of trees like baobabsas toilets and the living root bridges of Cherrapungi, north eastern India. But they don’t fit well into an urban environment and they don’t respond fast enough for the lifestyle we demand.

DOE Supporting Modular Nuclear Tech


This is very good news and the Obama administration deserves credit for working to advance the ball in this arena.

The Energy Department has taken a number of steps to help jumpstart America’s nuclear industry and ensure that nuclear power continues to play an important role in the U.S. energy mix. As part of these efforts, the Department has worked to advance small modular reactors, which provide an important opportunity for America’s manufacturing sector to make and sell cutting-edge technology. Small modular reactors have the added advantage of passive safety systems, compact and scalable design and lower capital costs.




“We have a unique combination of nuclear knowledge and laboratory expertise, infrastructure, location and much more to make the Site a natural fit for advancing the small modular reactor technology,” said Dr. Dave Moody, DOE-SR Manager. “We are about reinvigorating SRS assets to impact national needs and influence new missions for the future of the Savannah River Site.”




By strengthening information sharing and access to site facilities and technical expertise, these MOAs will help break down engineering and testing barriers to advanced nuclear reactor research and development while providing these nuclear companies with the resources to support effective deployment plans.

The take away for me is the effort, through the MOAs, to strengthen information sharing.  Open and honest communication is the most importnt element in building interated teams and the MOAs recognize that reality and reinforce it.  From an energy independence / green energy perspective this is a very important development.  Long term strorage of nuclear waste is, of course, a problem but we have done little to address the issue since the intitial generation of nuclear power plants were brought on line.  This kind of research and development may lead to break throughs.

Interesting Bridge Technology


This sounds like a very interesting piece of technology.

A team led by Bassem Andrawes, at the University of Illinois at Urbana-Champaign, is developing a repair method based on shape memory alloy (SMA) wire. This "remembers" its previous shape and returns to it on heating. The first stage of the repair is to remove loose concrete from the damaged column and replace it with quick-setting mortar.


 
Then a spiral of wire made of a nickel-titanium-niobium alloy is wrapped around the column. The wire has been stretched, but it contracts again when heated with a blowtorch, effectively shrink-wrapping the damaged column. This applies pressure to the column and strengthens it.

 
The wrapping method was tested on columns one-third the usual size and the repair took less than 15 hours to complete. Tests showed that the columns were restored to their original strength. The ductility ratio, which describes the column's ability to withstand further damage, was higher after repair than when the columns had first been built.

BIM is the New Standard of Care


Regular readers know that BIM is emerging as the new standard of care for design professionals.  While true, general contractors, trade contractors and even owners who take on significant responsibilities vis-a-vi the design process should not ignore the impact of BIM on what the do either.  Ultimately, BIM enabled infrastructure, which institutional owners need to reduce the cost of operations and maintenance, can only be achieved cost effectively through the efforts of an integrated team.  In that environment BIM becomes the new standard of care for all the stakeholders on the project.

I was reminded of the power of BIM as the new standard of care when I talked to a colleague from Canada today who described the efforts by a Canadian lawyer to utilize BIM to prove building envelope failures.  Litigators in the US are painfully familiar with the mold claims and the array of issues that arose as a result of building envelope failures.  Sadly, it appears our Canadian counterparts may be following in our footsteps.  That said, the use of BIM as a forensic tool - both inside and outside the court room - is on the rise and anyone foolish enough to continue to operate in a 2D world will be in for a series of nasty surprises in the not too distant future.

I've been very circumspect in my discussions of BIM as the new standard of care in the past because I did not want arm the plaintiff's lawyers with knowledge of BIM as a forensic tool.  But the cat is out of the bag and it's time to spread the alarm.

Embrace BIM now.  Mitigate your risk now.  Don't wait until it is too late.

Canadian BIM & IPD



I wrote a note to my Canadian friends today updating them regarding the integrated proejct delivery (IPD) events I presented at in Canada in January and I thought I would share it with readers of the blog as well.
 
Last August, when I learned I would be presenting at the Western Canadian Construction Superconference in Calgary in January, 2012, I reached out to my Canadian contacts to gauge interest in a series of collaborative workshops.  Fortunately, Summit BIM and Altus Group agreed to sponsor events in Vancouver, Calgary and Edmonton.
 
The workshops were designed to introduce participants to IPD and building information modeling (BIM) and to stimulate conversation, debate and a robust exchange of ideas among the attendees.  Based on the responses I've gotten from attendees over the past month the workshops were a success.  I've had substantive conversations regarding IPD, BIM and the lean processes required to implement those tools effecitvely with dozens of colleagues in Canada and everyone is interested in learning more and identifying a viable path forward.
 
In my view the best path forwarded is multi-pronged.  First, the built industry - and the financial stakeholders in the industry such as lenders, insurers and sureties - need to substantively grapple with the question of how to modernize the mechanisms whereby institutional owners - public and private - procure planning design and construction services from integrated teams capable of delivering BIM enabled infrastructure.  Second, those institutional owners need to recognize the value of BIM enabled infrastructure and work with their industry partners to ensure delivery of such infrastructure.  Third, and most importantly, owners need to begin procuring, operating and maintianing BIM enabled infrastructure in ways that reduce the recurring costs of operations and maintenance over the lifecycle of the infrastructure.  Success will mean many billions in savings for owners as well as more rewarding work for those in the built industry that delivery BIM enabled infrastructure.
 
The foregoing is, of course, a formidable challenge, but a challenge rife with opportunity.  Entities and individuals in the built industry who sieze the opportunity will emerge with more nimble and more profitable business models and more cost effective infrastructure.   IPD Procurement Programs may be an important part of the solution.  Attached is an advance courtesy copy of an article I wrote for the AUGIWorld Magazine that will be published in March that tackles the issue of IPD Procurement Programs.  I've written a number of articles, as Editor of the BUILT - BIM to FM Section of the magazine that address issues related to efforts to deploy IPD and BIM in the built industry. 
 
Institutional owners must seize a leadership role on these issues, but others in the built industry will have to participate in good faith as well.  The current system of creating lonely BIM - what I call variously jumbled BIM blocks, Humpty Dumpty BIM or BIM in Braille on a Rubick's cube - in a series of silos is inefficient and ultimately unworkable.  BIM enabled infrastructure - which is both cost effective and green - can only be achieved by integrated teams working closely with owners.

The Liberal Reaction to Andrew Brietbart's Death

The reaction of leading lights on the left in the Twitter world to the death of Andrew Brietbart are disgusting.  Its hard to have a conversation about how to deal with our problems when people act like this.  Sure, there are conservatives that say dumb things.  But the volume and vehemence of the hatred a vile commentary is really beyond the pale.

I comment, pretty regularly, on this blog about political issues that impact the built industry and you all know I have been following the gas / oil shale boom with great interest.  I generally avoid overtly political posts and readers and colleagues who have had the opportunity to discuss energy issues, global warming, the stimulus and other hot button issues that impact the built industry know that I am pretty reasonable guy and I try not to delve into the politics too much.  But again, the way these people reacted on Twitter is beyond the pale and they need to be exposed.

One of the reasons these people hated Andrew so much is he stood up to their bullying and was an outspoken critic of the double standards in the media.  A hallmark of Andrew's response to his critics was to retweet every nasty and vile thing they said to him.  He's dead now and he cannot do that.  But I can.  Take gander at what those who hate him had to say today.
